More than 300 luxury apartments are coming to the former site of Bancroft Mills in Wilmington early next year.

Capano Management announced that The Falls will consist of more than 340 units, with the opening slated for shortly after the new year. Ground was broken on the project in late 2018. Construction got underway in 2019.

The project faced challenges that included underground tunnels, large rock formations, and proximity to water.

The Falls sits directly on the Brandywine Creek. The five-story buildings cantilever over the waterway below.

The apartments are at the site of the Bancroft textile mills.

Apartments will feature open floor plans with high ceilings, wood plank flooring, quartz counters, and floor-to-ceiling windows.

Other features will include river deck seating areas that overlook the Brandywine Creek, a dog walking area, pool, fitness center,  a media lounge and an entertainment kitchen. Collaborative workspaces and private study areas will also be offered.

The community will be smoke-free.

Rents will range from $1,450 a month for a studio apartment  to $2,900 a month or more for a three-bedroom unit.
