Delaware home sales rise in 2015

Del homeHome sales ended the year on a stronger note in New Castle County, with a slight decline in Kent County. Selling prices were up by nearly 10 percent.

The figures came from the TREND multiple listing service, which covers the Delaware Valley and includes Kent and New Castle County.

Sussex County has its own MLS system.

Figures for 2015 also saw gains in sales and average selling price. Gains in sales prices have been moderate in the two Delaware counties, perhaps a reflection of a slow economic recovery.

The number of homes sold in New Castle County in 2015 totaled slightly  more than 6,100, compared to nearly 5,300 in 2914.

The number of homes sold  in New Castle County during December  rose to 472, from 458 at the same period a year earlier. The average number of days a home remained on the market fell to 37 days from 43 in December 2014.

The average number of days homes were on the market in New Castle County  fell by about three days in 2015, to 36. The  average selling price in 2015   rose to 217,000 in  in New Castle County, up from about $200,000 in 2014.

The average selling price in December  rose to nearly $210,000 from $190,000 during December 2014.

In Kent, the number of sold homes fell slightly from 172 in December 2014 to 156 in December, 2015. The average number of days homes were on the market fell to 43.5 from 46 in December of the previous year.

For 2015, the number of homes sold rose from 1,633 in 2014  to 1,814 in 2015 in Ket.

The average selling price  in  December in the central Delaware county   rose to $196,500 from $185,000 in December 2014, up more than 9 percent.

The average selling price in 2015 rose to $195,000 from $188,0000 in 2014, while the number of days the average home was on the market fell from 59 days to 53.

In December, the Federal Reserve raised interest rates. However, mortgage rates fell when the stock market showed sharp declines early this year.
