A ceremony late last week marked the completion of Crosby Hill, a new upscale multifamily residential community.

Located at 517 N. Shipley Street, the 11-story building includes 203 apartments.

Designed by Niles Bolton Associates, Crosby Hill offers studio, one, and two-bedroom apartment homes with upscale features. Rents range from $1,800 a month for a studio to $2,800 for a two-bedroom.

The pet-friendly community includes two four-story buildings and one 11-story building surrounding a private, landscaped courtyard with a swimming pool, fireplace, barbecue grills, screening area, and pergola. A private parking garage with 124 parking spots is located underground for residents.

The building also features a fitness center, coworking space, game room, and a penthouse clubroom on the 11th floor with 360-degree views of the city. The penthouse has a demonstration kitchen, indoor fireplace, outdoor terrace, and building crown lighting.

The name Crosby Hill is a reference to the Crosby and Hill Department Store that operated in Wilmington from 1878 to 1960 at 605 Market St.

The $62 million project builds off of the redevelopment of Market Street. It marks a new anchor development on Shipley and Orange Streets, widening the core of the central business district in downtown Wilmington, according to a release. Prior to demolition, the site was a vacant surface parking lot.

The residential complex is adjacent to the new luxury boutique hotel, restaurant The Quoin, and the long-running Wilmington dining spot La Fia Bistro.

With an expected 350 new residents, Crosby Hill impacts the broader strategy to build critical mass in Downtown Wilmington by delivering luxury living accommodations within walking distance of the lifestyle attractions, public transit options, and employment hubs necessary to attract and retain young professionals, according to Buccini/Pollin Group, developer of Crosby Hill.

To date, BPG has brought over 2,200 units to the residential market in Wilmington and has another 700 units under development or construction. BPG’s residential portfolio has a 94%-plus occupancy rate, the company noted.

“Wilmington continues to grow and expand its offering of diverse, livable neighborhoods,” said Wilmington Mayor Mike Purzycki. “We’ve seen an incredible increase in housing options in our downtown neighborhood in recent years, largely due to the unprecedented investment of our trusted partners at BPG, who continually demonstrate their deep affection and support for our city.”

“When we celebrated the topping off of Crosby Hill in January 2022, construction was also well underway at the now thriving Quoin Hotel and Bardea Steak. I remember commenting that when all the development was complete, this would be a truly transformational area of Downtown Wilmington,” said Rob Buccini, Co-President of the Buccini/Pollin Group. “I am proud to stand here today at Crosby Hill as we celebrate the final piece of the puzzle and see that statement ring true. I want to thank our incredible partners without whom this project would not be possible, especially Bank OZK, Niles Bolton Associates, the City of Wilmington, BPGS Construction, and ResideBPG.”
