Council green lights 567,000 ‘spec” warehouse

The Middletown Mayor and Council earlier this month approved a Record Major Land Development Plan for a 567,000-square-foot “spec”  industrial warehouse at 929 Middletown-Warwick Road.

The project  is  a “spec building” with no announced tenants. The center would include  619 parking spaces (419 auto, 200 truck trailer), a loading area for 145 trucks and vans, and two points access.

Another spec warehouse known as 301 Business Park goes to the town Planning Commission on Thursday night and be sent  to the Mayor and Council for consideration at the Aug. 1 meeting  That complex at  1999, 1963 and 1985 Middle Neck Road would have  1,420,200 square-feet of manufacturing / industrial building space on 135.05 acres.

The projects in Middletown reflect the growing demand for distribution center space in Delaware as companies look to improve the efficiency of their distribution systems.

The Middletown area  is accessible  to metropolitan areas  in the Northeast and Mid-Atlantic with tens of millions of residents.

Millions of square feet, most leased by   Amazon.com have been built in the past couple of years, with more spec projects under development both north and south of the C&D Canal.

Middletown is already home to an Amazon fulfillment center.
