ChristianaCare Avenue North deal largest 2019 office lease in Philadelphia area market

ChristianaCare’s  300,000-square-foot lease at the Avenue North development in Fairfax ended up being the largest 2019 transaction in Delaware Valley market,  the Philadelphia Business Journal  (limited free page views) reported. 

The Business Journal cited figures from commercial real estate broker JLL in the ranking.

JLL reported 2019 was dominated by small leases, with the ChristianaCare transaction being one of the exceptions.

Avenue North is a mixed-use project at the former AstraZeneca Fairfax campus. AstraZeneca, Christiana Care and chemical company Solenis have signed on as tenants.

ChristianaCare issued the following statement regarding the lease. “We continue to move non-clinical departments, administrative and support services to Avenue North, as well as our CareVio technology-enabled care coordination team. We anticipate that this building will be fully occupied before the end of this year.”

Christian Care is the largest health care system in Delaware with 12,000 employees. Its headcount will grow with the merger of the parent organization of Union Hospital in Elkton, MD.

ChristianaCare is also one of the 30 largest health care organizations in the nation with three hospitals, a regional cancer and cardiac center,  and numerous locations in adjacent areas of Maryland, New Jersey, and Pennsylvania.

ChristianaCare primarily operates in northern Delaware but has practices and centers in Maryland, Pennsylvania, and New Jersey as well as a statewide home health care service.

The health care system has office and administrative operations in various northern Delaware locations and at its hospital campuses.
