NAI Emory Hill announces lease, sale transactions that include 48,000 square feet at Pencader

NAI Emory Hill,  New Castle, announced the following real estate transactions that included sales and leases in New Castle County , Sussex County  and in southeastern Pennsylvania.

27 Orange Street

The building in downtown Wilmington has been sold to  WT Partners LLC,   a local investment group who plans extensive renovations to the property.  [Not a valid template]

 The mixed-use building is home to  Downtown Cleaners and the Benjamins on 10th Restaurant as ground floor tenants.

The new owners will construct and deliver six newly renovated apartment units on the upper three floors.

The building is across from the Nemours Building and near the Hotel DuPont. The seller, Tsaganos Brothers Investments LLC had owned the property since 1983.  Jon Hickey of NAI Emory Hill was the sole broker in the transaction.

Brandywine Podiatry lease

Brandywine Podiatry recently purchased a 3,231 square foot suite in the Stoney Batter Medical Pavilion building at 5311 Limestone Road in  Pike Creek.  NAI Emory Hill broker Neil Kilian represented the seller and NAI Emory Hill agent David R. Morrison represented the buyer in the sale transaction.

Selbyville buys former  PNC office

The Town of Selbyville in Sussex County purchased a 10,500  square foot office building at 1 Church Street in Selbyville from PNC Bank. NAI Emory Hill agents Jim O’Hara Jr., Jim O’Hara III and Kevin O’Hara represented the seller in the transaction.

Solid Waste Authority buys Pencader tract

The Delaware Solid Waste Authority has purchased approximately 9.24 acres of land on Corporate Boulevard in the Pencader Corporate Center in Newark.  The parcel, Lot #36, was locally owned by J & P Properties. Jon Hickey of NAI Emory Hill represented the buyer and Neil Kilian of NAI Emory Hill represented the seller in this transaction.

Commercial Condos purchased in Chadds Ford

 Rigby Commercial Properties, LLC of Concordville, PA   purchased three condo units comprising 2,931 square feet in the Chadds Ford Professional Center at 6 Dickinson Drive, Chadds Ford, PA.  The seller was Rotodale Associates, based in Asheville, NC.  Jon Hickey of NAI Emory Hill represented the buyer, and Dick Beidleman and Tom Taylor of Brite Realty Services represented the seller.

Immanuel Shelter buys former church

BAI Emory Hill represented Immanuel Shelter in the purchase of a 24,214 lot at 32490 Lewes Georgetown Highway (home of the Wesley United Methodist Church, Belltown).  ImmanuelShelter housess the homeless in coastal Sussex County during the winter months.  Immanuel Shelter plans to renovate and improve the property and use it as a Code Purple cold weather shelter.

Law firms head to Little Falls

Centerville Associates  added  two law firms to its list of tenants at the Little Falls Centre Campus on Centreville Road in Wilmington – Baird, Mandalas, Brocksedt, LLC and McCollum, D’Emilio, Smith, Uebler, LLC. The two firms join several other tenants that have recently leased space including Invista, Colfax and Cover+Rossiter CPAs.

There is approximately 34,000 square feet currently available in Building I and 13,400  square foot  in Building II. Renovations are nearing completion at Little Falls and include a new cafe, fitness center, conference rooms and other amenities.

Supplier takes 48,000 square feet at Pencader

United Brokerage of North Carolina, a full line packing material supplier serving the Eastern Seaboard, leased 48,000  square feet of industrial space at 110 Executive Drive in the Pencader Corporate Center in Glasgow for a new location. NAI Emory Hill agents Neil Kilian  and Tim Plemmons represented the landlord in the transaction.

Janney leases space in Lewes

Janney Montgomery Scott, a financial management firm, recently leased a 2,995  square feet of  office space in the Vineyards at Nassau in Lewes. NAI Emory Hill agent Ann Bailey represented the landlord and the tenant was represented by Jones Lang LaSalle.

Two leases at Peoples Plaza

 NAI Emory Hill’s Jim O’Hara Jr., Jim O’Hara III and Kevin O’Hara negotiated two more leases at Peoples Plaza in Glasgow.

The most recent leases include First State Hobbies which leased 4,800 square feet  of retail space and American Finance which leased 1,102  square feet  of office space. Peoples Plaza is a 547,694  square foot retail and office complex at the intersection of Route . 40 (Pulaski Highway) and  Route  896. Current availabilities include several 1,200-8,323  square foot retail spaces and office space in two buildings.
